    Leasor want to break Lease with Lessee
    In Oregon an a Leasor break a 2 -year lease at month 7 with out have to pay out the remaining 17 months ?

    I was told by a Real Estate Broker you can?

    First, a leasor is the person who owns the property and is leasing it out (the landlord). The lessee is the tenant.

    Second, unless the written lease gives you the right to terminate it before the end of the 2 year term, or unless there is something so drastically wrong with the property that a judge will let you out of the lease, then the tenant will be responsible for the rent until the property is re-rented or the end of the 2 years, whichever comes first.

    It sounds like the real estate broker is doing whatever they can to sell you a house. Don't take their advice. Speak to a real estate attorney instead.

    The landlord if they break the lease will have to pay some compensation, moving expenses, additional cost of living if new rent is higher, So if the landlord breaks the lease for some reason, they can be held liable up to the amount of the actual damages.

    If the renter breaks the lease, the landlord has to try and find a renter, but the renter who breaks the lease will be obligated to pay the rent until a new tenant is found up to the full amount of the lease.

    If the landlord breaks the lease then no money is owed
    If the tenant breaks the lease
    IN SOME states the landlord has to look for a new tenant and the old tenant has to pay until one is found.
