    Mortgage for disabled
    I want to purchase a small piece of land in Mississippi and put either a manufactured home or mobile on it. My credit is not good and I don't have money to put down. What can I do who can help me?

    Welcome to AMHD. Look for 'owner-financed' property.

    Yes, lenders look for several things, one is debt to income ratio, how you get that income, disability or job is not an issue, the issue is normally how much income there is, to how much debt you have.

    And sometimes not only how your credit is, but why and what. Have you been late in other house mortages, have you been late to rental agreements on apartments,

    But in the end, you will need some down payment and you will need approval by a lender. As noted, sometimes a owner finance, or a contract for deed will work but they have their danagers also.
