    Need to find a way of getting out of my lease
    I signed a 12 month lease but I only wanted a 6 month lease knowing I would probably be getting married... my husband proposed in November and I told my room mate that she would have to either move out or find another roommate by April because I would be moving to Alaska with my husband... I have been married for two and a half months already and HAVE TO MOVE because my husband is stationed it Alaska and my roommate refuses to move out or to find a roommate bacause she has a 7 year old daughter and wants her to have my room after I move out and to have me still pay the rent while I am not living there I'm not sure what the laws for Nevada are about military spouses as for getting married after you sign a lease... I'm just wondering if any one can help me... I don't see why I should have to pay the rent when for 1. I don't live there and 2. the land lord said he would let us about out with no penalties. 3.she won't find a roommate... why should I be screwed just because she wants a free room out of the deal... I just don't know what I can do HELP

    If you discussed this possibility with your roommate and/or made her aware of that possibility prior to coming to an agreement between you two on sub-renting, you are in your right to tell her to move out.
    The landlord states that he let you about out without penalties. A very nice and fair person!
    So why does your room mate not simply take over the lease?
    If she can afford to lease the entire apartment, it is up to her to make arrangements with the landlord. Because as far as you are concerned you leave.
    Actually I do not see the problem here...

    Let's see if I understand this. You are on the lease and she is not. She is simply your roommate/tenant. The landlord will let you out of the lease without penalty.

    Why would you let her stay when your name is on the lease and hers is not? You would continue to be responsible for the rent - and you won't be living there.

    So first you end your lease.

    Then you talk to your landlord - he will want a new lease signed by her. Hopefully, she either signs or moves out - or he evicts her. Or you may have to evict her as your tenant.

    Its not clear whether you are on the lease or both of you are on the lease. If you are both on the lease, talk directly to the landlord and ask if he can let you out of the lease separately. If you are the sole person on the lease, then inform your tenant that you have terminated the lease with the landlord and she needs to sign her own lease or move.
