I evicted tenants, I think they moved out but I'm not sure .Can I go in the house ?
I evicted tenants for non payment of rent. They are very angry even though I gave them 30 days. I think they may have moved out early but I'm not sure. Can I legally [ state of Va] go in the house to see if all their things are gone ? I know they have been moving things out. I have already rented the house for next month and need to see if there is anything that needs fixed.
Thanks,
D

Did you do a court eviction, or send them a 30-day notice which they complied with before going to court? If it was a court eviction the Sheriff's office should be in contact with you to clear the house and turn over possession. If you just used the 30-day notice, you must wait until the time frame is up (if they were supposed to be out on the 31st, you can't go in on the 30th) before entering the property.
Did they not provide you with forwarding numbers and an address? Do they not want their deposit back, or have they given up on it? What about the keys to the property?

They owe me around 2,000 with rent being 1,200 per month. Also there is damage from a fire they they made in a trash can outside but I haven't priced it yet. I have their deposit and they know their not getting it back. I'm sure they won't give me a forwarding address, keys or a notice that they have moved. They are crazy. They also refused to let me show the house after I gave them a 24 hour notice.I told them we needed to do a walk through and they said as long as they are home that they aren't letting me in to do anything. I didn't want to call the cops to be able to show it so I showed the one next door just like it. I'm afraid they have damaged the inside of the house and I want to check it out before their gone , if it's not to late already.
They moved things out for 2 days and from what I can see it just looks like everything is gone but some trash.

Legally you still need to wait until the 30-day notice is up. They have legal rights to be in the property up to that date.
Sounds like they weren't the greatest tenants, and you're probably right to assume there will be damage, but to protect yourself, stay out until the 30 days is up. You might want to contact the Sheriff's office to see if they will accompany you on the move out date, to make sure nothing bad happens in the off chance they are still there. Also, bring a camera and a witness with you to inspect the property - if they have done considerable damage and you decide to sue them, you'll want that evidence.
Good luck with collecting your money, and I hope for your sake they haven't done too much damage. I had a tenant leave dog poo on the floor... I can sympathize!

I will slightly disagree, you can normally with a 24 hour notice, enter the property to inspect or do repair. So merely put a notice on the door that you will be there tomorrow ( date and time) for a safety inspection or to check for water leaks or so on. Also you can check on the outside to see if they have the electric disconnected ( no meter)
