They haven't met the lease agreement- can I get out of it?
I moved to an apt in Pa 7 months ago. I was told duriing the walk through that I could install a washer in the kitchen, and that the landlord intended to do work on the roof in spring. I was also told to olnly park 1 car in front of the house due to parking shortage. Since move in I have informed the landlord that the toilet doesn't flush correctly, the fridge maintains a constant temp of 40 degrees, the oven doesn't work , and whe I purchased a washer it leaked on the floor and drowned the downstairs apt, their son's home! When I called before paying my first full months rent to inquire about the status of the plumbing, the wife of the landlord screamed she would sue me if I continued to ruin he sons home? Since then, I have found an electrical problem that causes 1/2 of my apt to loose power, and the son down stairs is now parking 2 cars in front of the house causing me to park in front of the neighbors house or in satalite parking. They will not accept a check as payment for rent, and when the hubby went to jail the wife stopped ny to tell me she wants cash only, but she loves having me as a tenant- What? I refused her request and pay be blank money order so I will have a receipt... Can I get out of this lease? And what can I do to recoup my deposit?

Small Claims Court is the answer - sounds like you can't reason with the landlord and her demand that she be paid in cash is unreasonable (unless you have "bounced" a check on her). If she will accept a money order there's no way I would leave it blank - I would fill in her name. If she gives it to a third person to cash you are going to have no proof you paid the rent.

No question she's breached your lease but it doesn't sound like she's going to be in agreement with that statement.

Unfortunately you are going to do what you have to do - probably move out - and then sue to recover your losses.
