    Lis Pendens
    Who can legally file a lis pendens in Philadelphia, PA besides a lawyer? Thank you.

    Anyone can file a lis pendens. But if it's not prepared properly then there is a chance it will not be accepted for filing, or not considered effective as notice to the public. Also, if it is not done properly then the person who filed it could be held liable for any damages the owner suffers as a result.
