I have a 2 unit bldg and the toilet in the 1st floor apt doesn't fill all the way up after each flush. This has been happening for quite a while now (like over a few years). In addition to that, my tenant just call today and said there's water leaking from the bottom of the toilet. Now I know the water leakage is probably related to needed the toilet wax ring replaced, but what do you think is causing the water to not completely fill up in the toilet after each flush? As a note, approximately 2 or 3 years ago I replaced all the parts in the tank because I was having an issue with the water constantly running in the back of the tank. Do you think this is all related?

How often does the toilet wax ring need to be replaced?

How old is the toilet? If is is going to be changed out, then change out the wax ring when the fixture is off the floor.

Wax rings don't wear out, they just get nasty!

Not sure how old the toilet is. The bldg was built in 1912 and I've had ownership since 2000. I did replace the toilet ring once before about 2 years ago, so I'm wondering is it normal to have to replace the ring so often.

So, if wax rings don't wear out, they just get nasty, then does it sound like I have more of a problem since I'm having to replace them so often. As previously mentioned, I just replaced it about 2 years ago because water was leaking from the bottom of the toilet. It resolved the problem, but now it has resurfaced again.

If all the adjustments are OK and the small fiull tube's connected to the overflow pipe then I would first pull the toilet and reset it using a new wax ring. Tell me, does the bowl fill up and then go down or does it just not fill nup from the git-go? Then answer my question and we'll go from there. Regards, Tom

Wax rings rupture because the bowl rocks, isn't tied down properly or the flange's too high/low or cocked. If you wish to get your hands dirty you can form up the old wax ring and use it. Good luck, I'm knocking off for the evening. Tom

Okay, my husband went to the apt bldg and in the basement he hears a constant flow of water behind the walls. Is it possible that because the wax ring in the 1st floor bathroom is damaged and needs to be replaced (note, he checked the toilet and it does rock or have a slight movement in it), would that cause him to hear this constant flow of water below where the bathroom is at or could the two be totally unrelated.
