The house I rent is a 2 story 3 bedroom house. We have well water and a boiler. The boiler is more then 50 years old according to the furnace guy who had to come repair it. Last winter towards the end of the season it began to leak. I called the landlord and he allegedly had it repaired. The boiler does not supply my hot water and so during the summer the system was shut down.
At the beginning of this season, it again began leaking. This increases my electric from the well pump running almost constantly and increased heating cost because it has to heat cold pump water. He has not yet repaired it. The reality is that the whole unit needs to be replaced. Is there any rules or regs that deal with out dated essential equipment? I pay for the oil and it has been costing me well over $1000 a months and that's with the heat set at 65.
Any suggestions?

Send the landlord a certified letter, return receipt requested, formally requesting him to replace the boiler. If that doesn't do the trick then you'll need the assistance of an attorney to file a court action against him to compel him to replace your boiler.
