    Tenant responsibilities
    I live in a mobile home park, my landlord has been asking everyone to sign a new lease.
    The new lease states that everyone living here has to build a porch onto the mobile home
    They live in. I can not sign this new lease as I feel that it is not my reponsibility to improve his property to that extent. Can he make me sign this new lease?
    By the way my first lease is not up yet. He has also not lived up to his part of the first lease.:confused:

    No they can not force you to sign a new lease, they can at the end of your old lease ask you to move.

    They also can not require you to build or improve rental property

    Is this really true? I mean, it would be unusual, but a lease is a contract, and if someone wanted to write up a lease saying that you had to add a new room every year, and someone else agreed to that lease, would the "add a room" clause not be legally enforceable? Or would a court look at it and say "you agreed to the contract when you signed it"? Just curious.

    What Chuck is saying (and correctly so) is that they can't force you to sign a clause requiring capital improvements to rental property. However, if the renter knowlingly signs such a lease then it could be enforced.
