    Remove an absentee from title
    I brought a house 25 years ago and placed a friend on title my friend left the state 20 how can I take him off title

    Nope, he would have to sign a quitclaim deed back to you.

    You will have to find him and get him to sign over his rights to the property.
    If he is dead, his estate or heir will need to do this.
