    Tenant Rights Mobile home park
    Several old Cottonwood trees in a mobile home park in Montana blew over, one damaging a deck belonging to a tenant. Fortunately the tenants had just gone inside their trailer. We RENT the lots and OWN our homes. My question - is the landlord responsible to have the fallen trees removed? Perhaps reimburse the homeowners for damage? Shouldn't the trees be trimmed regularly and dead ones removed under the concern of safety, as they are part of the park and we rent our trailer spaces? Or is the homeowner liable for the charges of having the fallen tree removed, as the landlords said?

    There are many old cottonwoods throughout the park, many small children and seniors, and they are a serious safety hazard as you can't always tell when a cottonwood has rotted inside. What can we as tenants do to prevent a tragedy in the future?

    If you rent the lots then the park owner is responsible for upkeep. Home insurance should cover the damage and removal though. The park owner should also have insurance.
