    Texas security deposit return
    Texas statute says that the security deposit has to be returned within 30 days of surrendering the apartment. And that a tenant does not forfeit the deposit if they do not supply a written forwarding address.

    If you don't supply a written forwarding address within that 30 days, how long does the landlord have to send you the deposit? Are they required to put the deposit in the mail the day they get the address? Or is there some sort of grace period?

    Ok, I just read the Texas statute. What silliness!

    Since the statute does not address how long the landlord has to send the security after receiving the address in writing, most courts will probably state that the landlord has a "reasonable period of time" to do so. My guess would be about 5 to 10 days. The only way to know for sure what the court considers a reasonable time is to either research past landlord/tenant cases on this issue or to call a landlord/tenant attorney and ask them. But I will bet that there is no way the landlord can go beyond 30 days from the date the forwarding address is provided in writing.

    (All of this assumes that the forwarding address was not provided within the first 30 days after the apartment was surrendered. If the address was provided within that first 30 days then the landlord still gets the original 30 days.)
