    Lease Purchase
    How do your structure lease with an option to purchase? If you own a home, can the tenants rent to own directly from landlord without banks and after all payments have been made deed can be given? PLEASE HELP!!

    Great question. Yes you can work directly with a tenant buyer, however, you will need to use someone to make sure you don't take one of those Generic agreements you can find anywhere online or your local stationary store. Unfortunately generic means not specific to your situation and it will get you into trouble if you do have any issues. In addition, there are certain ways to prevent many of those traditional hangups many people will tell you about. I recommend you work with a Certified Lease Purchase Consultant as they are bound to their code of ethics just like a Realtor to keep your best interests in mind.

    I Do Not recommend you go to a lawyer who has no experience in lease purchasing that will do you no good, been there done that...

    To my knowledge there isn't an abundance of lawyers who have identified themselves as experts in lease purchasing. I have been in the industry for years and have only found one who really knows what he is doing. He is a close personal friend of mine, mentor, and business associate for years.

    As for where you want to get your advise in lease purchasing is up to you. The guy I use has a Doctorate in law and has been practicing lease purchasing for over 25 years. That is why he is the Chairman of the National Association of Lease Purchase Consultants and is considered the grandfather of the industry. All I was saying if you visit your local real estate attorney and ask them the last time they did a lease purchase and how many they have done in their lives you would see what I was talking about.
