    Can I offer lower price to buyers without buyer's agents?
    Is it legal to advertise and offer lower sales prices to buyers who come without a buyer's agent, i.e. can I discount the fee from the price and factor it in to those who do come with a buyers agent?

    Yes that would be illegal, first everyone has a legal right to a buyers agent, in fact they would be unwise to not have one.
