If she is 18, tell her obey the rules or get a job and get her own place. It's hard to maintain your authority when at 18, she believes she no longer has any rules.

No adult kid should live at home 100% rent-free unless they are a full-time student. You want your child to act like an adult, expect/demand/treat them like an adult living in your home who ISN'T related to you. The same rules apply.

Rule #1 - independent tenants pay rent - $600 a month. If you don't pay your rent, you get evicted. Or, keep th $600 and follow the house rules, and now your rent is only $150.

WRITE THE RULES DOWN - get their signature on the document, then follow the terms of the lease. Stop treating your child like a child and they'll no longer have the option to act like one.

If they fail to follow the rules or won't sign the rules/lease, notify them in writing they are being evicted on March 1 (two weeks at most). Of course, just like you would do with a tenant, do this in writing.

When the day comes, pack their things and put them on the front porch. Tell him to let you know where to forward his mail, and invite him to Sunday lunch. Very civil.

I don't see that as civil. It's not like the child is smoking crack in her bedroom, she is just not obeying house rules. I agree with the rent thing. But you have to give tenants thirty days, not two weeks. I've yet to meet someone that can save money and get a new place in two weeks. Does she want her child to be homeless? Doubtful.

Explain to her that now that she is 18 she is an adult and if she wants to live at your house, she will respect the fact that it is YOUR HOUSE and your rules. Sit down with her and have a talk about what you expect of her if she continues to live there. If she doesn't agree and thinks it's too much for her to follow, then encourage her to begin looking for her own place. Explain that since you pay the bills, you say what goes.
