California easement rights.
Hey out there,
Here's my question I live off the street with 3 people in a sort of cul-de-sac with a circle of land in the center. The first 20ft is an easement belonging to my left neighbor, the rest belongs to me including the island. My neighbor to the right has no ownership of any of the easement and I know that by law he has the right to pass through to get to his property. Well there are a more than a few living in the house to the right and have begun parking at the end of my drive out of my gate. It is totally on my property and is making it difficult for me to get out of my garage. I have asked politely for them not to park there, but they laugh and say make me. Legally, what are my rights and their rights. I have attached a map of the layout... Let me know what I can do. Thank you Higg |

I am wanting to buy 36 acres of land. The only way to access the land is from an old coal mine road which I would not own. Are there laws that would allow me an easement to use the road if the roads owner is not willing to allow me access?
