    Worried about my security
    I live with my boyfriend. He has no will. If he should die, how would I be able to take over his mortgage and keep the house?

    You can't. At his death his property becomes his estate and passes to his heirs at law, according to the law of intestacy in the state in which he resides. The law of intestacy is overcome by making a last will and testament. Or better for you, have him make a new deed, transferring the property from him, to him and you. Life insurance is another concept to look into.

    You have no legal standing as the girlfriend - he should draw up a Will. That alone will not guarantee you a mortgage as you would have to qualify - most of the time you cannot "assume" a mortgage - it's got to be a new application - but at least it's a start.
