    Subletting a rent stabilized apt in NYC
    I would like to sublet my NYC rent stabilized apt. I got job where I am moving to Florida. The job is not temporary but you never know how things are going to work out, so I'd like to exercise my right to sublet my apartment for 2 out of the 4 years I am purportedly allowed. For rent controlled apts, one has to maintain the apartment as their primary residence. The NY Times defines primary residence as one where the occupant lives in the unit at least half of the year, pay city and state taxes and register to vote in the district where the apt is situated.

    I would like to know if the same rules apply for rent controlled apts as rent stabilized apts. And, if so, how is it possible to live in the apt half the year if you have sublet it out to another tenant?

    Lastly, I would like to know if there are any tricks or specific language I should use in the letter to the landlord requesting to sublet. I am using this as a guide: NYC Rent Guidelines Board.
