    Mobile home foreclosure
    My husband and I sold a mobile home to a friend for 15,000 in may at 300 amonth plus lot fees,trash fees,home owners insurance the sale was as is,the conditions of sale were we all signed this agreement,first of she wasn't there even a month she got a cancellation and eventually cancelled her home insurance,then a month later she took the washer and sold it or gave it away she put hers in there,even thought the contract states all appliances stays until mobile home is paid in full,then in June she didn't pay the propane bill she got the tanks removed,then in July she didn't pay her lot fee,its states in her agreement it automatic default on loan if the lot fee isn't paid,she also got her electricity shut off for non payment last week,now she has no way of heating pipes could burst can I foreclose on her for this even though she is paying loan but no her bills and violating agreement.

    If she violated the agreement you can declare the agreement in default and evict.

    Did you do due diligence, checking out her financial background and her likely ability to pay? If not, it's a hard lesson learned.

    No matter, I hope you start foreclosure proceedings immediately. She's violated multiple portions of the agreement, according to you, and it shouldn't be hard at all to prove... time to start the process immediately. At this rate she's just going deeper in the hole, even if she sends you some money...

    I'm sure you are going to be seen as the "bad guy"... what explanation has she offered? What did she say about the washer, or the other issues that have come up?
