    Recording of Quit Claim Deed
    I own property in Tn. I want to Quit Claim it to someone in Florida. Do they have to come to Tn to get it recorded or can it be done another way?

    A quit claim deed is used ONLY when there are two or more owners on a piece of real estate.

    Two sisters own a piece of property duly and properly registered and a deed exists in their names. For whatever reason(perhaps she is going to prison), one of the sisters signs a quit claim deed giving all her interest in the property to the other sister. At some point in time in the future, the sister can sell the property without the incarcerated sister's permission.

    Yes, the deed needs to be recorded in TN. But it can be mailed to the county clerk or county register's office for recording. The owner does not need to physically appear to record the deed.

    And contrary to the incorrect information you received from Choux, you can use any type of deed.
