    Keeping pipes from freezing
    Hello,
    I purchased a fix up home in another state and need to know how to bleed the pipes so that they don't freeze. I don't live in the area-do I need a plumber? The house has well and septic tank. Thanks!

    Lesshadow - I don't know what your local is but I will try to help ::, OK first thing turn power OFF to the well, And to your hot water tank , turn on water at a faucet or outside hyd. And drain off pressure of your pressure tank at the well, some pressure tanks have a drain at the bottom ,open it up and drain rest of water out of tank.if no drain take out at pipe going to house. Now go under housewhere water line comes up under the house, cut or disconnect pipe at lowest point open faucets in the house (ALL) . I use a air tank with a fitting ,that I can stick up into the faucet spicket go the furest faucet. ON rental houses I would on first visit,with permission of owner, cut water lines at the lowest point I could find , Hoping for pvc and cpvc,easyier then black roll plastic or galvenizedor the poly butal. But I would put ( "T") in lines faceing down with shuyt off's on them , this way they could be drained or closed and put back pretty fast, when needed. IT does work. NOW after you have blown out cold and hot water lines , get you some anti freeze to use. First get as much water as you can of toilet tanks and bottom bowl pour some anti freeze into the toilet tankl and bowel, pour antifreeze into all sink drains also. Cl;ose up all holes around house. Also take a water hose and hook up to bottom drain on hot water tank open drain, stand up and open the pressure relief valve to let air in tank not let water out. (NOTE) When you rehook water next summer or when you have to ,DO THE FOLLOWING, WATER hooked up t pressure rtank hooked up valves under house closed main water line reconnected, hot water tank drain closed, (BEFOR TURNING ELECT> POWER BACK ON HOT WATER TANK< DO THIS , open the furest hot water faucet HAVE SOMEONE to stand near to watch faucetturn on water and when water comes out faucet from hot water tank in a good solid streem you can faucet off , now check for any water leaks, if none ,now you can turn on power to tank ( NOTE) IM FIGERING THAT YOUR HOT WATER IS ELECTRIC & NOT GAS) IF gas, turn off gas fully and after doing the above relight pilot. ( ON INSTALLED DRAINS UNDER HOUSE< I SAID CUTOFFS I Meant PVC AND CPVC SHUT OFF FAUCETS) LIKE MOST ALWAYS ON WASHING MACHINES<>:::F.B.E. Good Luck

    I don't have much to add to the excellent advice Eagle gave you except to remind you that you should pour a gallon of anti-freeze down then toiletbowl so it flushes. That way you will flush the gallon or so of water in the trap out and replace it with anti-freeze. Don't fgorget the sumps in your dishwasher and washer also. In place of anti-freeze you may pour motor oil down the traps to prevent freezing. Good luck, Tom

    There is also the propylene glycol based stuff meant for RV's. I think Advance auto has it as Prestone Low Tox for the same price as the regular.
