I recently started renting an apartment in urbana,IL. I was only there for 5 days. The landlord never gave me a lease to sign... or to even look at to know the certain standards. Today he comes to my apartment and accused me of having drug dealers come in and out of my apartment, which I have done no such thing. :( I tried to tell him that it was not true, but he would not listen to me and proceeded to tell me that I did not have the right to have my friends come visit me at my apartment. He also made the comment that that was in the lease( the one I have never seen nor signed)! I told him that I never signed a lease and he said he had the lease in his office. He then told me that I had until the next day to get out and return the key. Does he have the right to tell me that I cannot have visitors in my own home? And does he have the right to make me leave the next day? If not, is there something I can do about it? Also, he agreed to have my refriderator in the apartment by my agreed move in date, which he failed to do. He kept saying he would bring it but never did. And, plus, I was unable to have the hot water turned on in my apartment due to a part of the water heater being broken. I tried to contact him many times about it but would never answer my calls or return them. I have a copy of the form from the electric company stating that the water heater was broken.

If you signed no lease you are a month to month tenant. By law he has to give you 30-days notice to vacate. He can have you vacate for any reason or no reason.

Not having hot water is grounds for YOU to terminate the lease, but again, this is a 30-day thing.

If you had a lease, yes, he could put a clause in there about the number of guests allowed at the property at any given time, and there are usually ways he can prohibit certain people from being on the property, but it's harder than just saying "I don't want them there". But, you have no lease, he can't tell you who you can have there and who you can't.

It sounds like you entered into a bad deal. Pack your stuff and move out as soon as you can. If you don't, you will have to put up with this guy for your entire tenancy, and it probably won't get easier.

Oh, and since you're in Urbana, go to Le Peep and have breakfast for me, I love that place! :)
