    Name change on deed and mortgage
    OK so I recently helped my mother to buy a house, but since I had a higher credit score and better established credit than her it was recommended that my name goes on the loan, but we are both on the deed. Now I'm going to be moving to another state but she wants to file a quit claim for me to remove my name off the deed but in about 5 months we are eligible to refi and remove my name off the loan, her credit is supposed to be repaired with no outstanding balances on it and it is unpredictable if she would qualify for a lower interest rate on the refinance of the loan, would it be a good thing to sign over the deed to her before the refi and what happens if she is unable to make the mortgage payments and my name is not on the deed? Should I wait to sign over everything or at least sign the quit claim for now?

    I would wait. If she qualifies for the refi, you can sign the quitclaim at the closing.
