Who is responsible - framer or siding installer?
I am having a house built and it has beams penetrating the sheathing on the house which are the frames for the porches. The framer did not seal around these beams when he cut holes in the sheathing and put them in. The framer did set the doors and windows and seal around them and he also put the Tyvek house wrap on the house, but not at many of the beams. The siding company installed the siding over the unsealed beams without letting me know they needed to be sealed first before covered with siding. Now water gets into the house when it rains. The siding installer says it's not his problem. The framer has agreed to seal all of the holes, but the siding company is going to charge me "thousands and thousands of dollars" to take the siding off so that they can be sealed, and then reinstall it. Please help.

Whether The Holes They Made To Slide The Beams In Are Sealed Or Not, You Shouldn't Be Getting Leaks. Depending On Where You Are Using The House Wrap Isn't Code. And To Save Money Some Contractor Don't Do It,
Find Out Where The Leak Is Coming In To Begin With, And There Is Who's At Fault, As For The Siding Company I Woulndt Expect Them To Cover Up Unsealed Area, Not There Job, There Just To Run Siding, In Some Cases You May Find A Siding Guy That Will Fix Something Like This Because He Knows It Needs To Be Done, But Not This Time,
As For The Framers Yea They Should have Patched Over Those Areas With More House Wrap, Still Should Be Leaking In The First Place, Its Normal To Get Some Rain Behind The Siding But Not Like Your Speaking Of

GOOD answer glavine. One place you can go to with this problem is the state licensing for building contractors, also the better business bureau. In our state the general contractor has a responsibility for the of a building for a period of 1 year, even if he hired a framer as a subcontractor to complete the framing. It seems as if the siding subcontractor would have had an interest in completing the job in a professional manner, by bringing the unsealed areas to the attention of the owner or contactor. Stating that these areas needed to be sealed prior to his completing his work.
