    Security deposits
    If I found a replacement for the lease and it was sublet, could the landlord then keep my security deposit for the new tenant?

    You may want to check your lease to see if you are even allowed to sub-lease. Most leases I know do not allow for subleasing simply because the landlord looses a degree of control. It may not also be in your interest as well because you may become liable for some or all of the subleasee's missed rent or damages.

    In any case, by the book, you should sign a mutual release agreement with your landlord letting you out of your lease early, and get him or her to approve the new tenant. Your landlord may not be up for a new tenant to replace you, especially if you were a good paying tenant. So, it may will be up to your prospective replacement and yourself to prove that he or she is as good or better a quality tenant as you.
