Breaking my lease
I recently moved into an apartment and I am not satisfied with the living conditions, the air conditioning never works properly and when I put in calls for maintenance I get a very slow response if any. It has been less than 30 days since the start of my lease I have a one year lease and would like to terminate it as soon as possible. If I write a letter to request a termination of my lease will this allow me to walk away from my lease legally?

Hello liberty:
No they won't. You might be able to sublet, in which case you'll have to find a new tenant. If you leave, you'll be liable for the rent until he finds a new tenant.

Unless the unit is considered uninhabitable under the local law, you don't have grounds for termination.

What happens if he finds someone to rent his place, but there are stipulations in the lease that require him to pay painting and processing fees? Is he liable? Why or why not?

If you did want to try to build a case against your landlord I would strongly advise doing everything in writing from this point forward. Read your lease very carefully. Most say that maintenance requests, etc must be in writing.
