    24 hr notice
    A new landlord has taken over my complex. So far my husband and I have not been given notice but 8 people yesterday got a 24 hr notice to vacat the property. Can they do that? I don't know where I would go if I only got 24hrs. I don't even get paid for two more weeks. I know I am safe so far but the new guy hates my husband and I would at least need a month to pack and arrainge a new home.

    If you have a lease and you pay monthly, then he has to give you 30 day notice. And refund your security deposit unless there is damage to the unit. So, a good tip is take pics before you move out showing that everything was in order.

    24 hours notice is basically throwing everyone out on the street

    Unless the new owner took over as a result of foreclosure, then they have to honor the current leases. The landlord can probably give a 24 hour notice if he wants to, but no way he can enforce it. It depends on the grounds for termination of the rental agreement. Even if your lease has expired, the general rule (though your state may be different) is that either party needs to give one full rental period as notice of termination.

    Did you talk to any of the 8 people? Did the 24 hour notice detail why? Have any of them not vacated? If so, what is happeneing to them?

    I agree with the previous posters that he can't legally enforce such a thing.

    While you're in the process of investigating I'd start looking for a new place to live. The guy sounds like he'll just be one nightmare after another.

    What state are you in by the way?

    Yes, if this property was sold as a foreclosure, bankruptcy sale or sold for back taxes, yes they can basically put you on the street in many US states.
    ** thank God a few require a little notice.

    But if this was merely sold they have to honor any agreement now in place, and would have to give a 30 day notice.

    Also of course if they give a notice, you can ignore it, and they will have to take you to court to actually evict you which should give you a week or two at best.
