    Adding boiler and water heater to duplex
    Hi,

    I bought a duplex in Gibbstown, NJ and I am planning to add a boiler and heater to separate the utilities in the house. I was told that the new boiler and wtr heater need to be accessible to the tenant occupying the served unit, but the new boiler and heater will be for 2nd floor apartment and the tenants will not have access to them since they will be located in the basement. The new boiler and water heater will be gas fired.

    Other then confirming this with the local building dept. is it possible to provide them a key to the basement?

    For second floor tenant to access basement he/she would have to go through the first floor apartment.

    Update: Several contractors told me that 2nd floor tenant does not need access to the boiler or wtr heater because they do not need it since they are not lincensed to work on the boiler or wtr heater in the first place.
