Firstly what is the age of your water heater, and are you on municipal water supply?Or on a well,f you have hard waterit could be that your heateris limed up.On some water heater installations the technicians install a mixing valve which mixes hot and cold water to prevent scalding. Also check to see that the tap for the cold water in to the water heater is wide open.

The water heater is 6 years old.. we replaced it ourselves. Yes we are on municipal water (city) water. And yes it is Hard Water. This house was built in 1945 and when we bought it 10 years ago we had to replace both elements... then the heater gave out so we replaced ( ourselves) it and it worked fine.. our water perssure is not the greatest here and the water heater is on the farthest part of the house from the shower we use.. so it takes a while for the hot water to get there. But up to a couple of days ago we had hot water.. am going to replace at least the top element today. (4th July) I just don't understand the drop in pressure only from the hot water side.. lately.. the pipes are metal and are connected underground to the main.. so we have to turn off the main to do anything. Thank you for your help.

OK problem solved.. I would have never ever thought we had a leak in one of the lines that runs under the house.. but that is what it was.. it was so bad.. that it leaked so fast the elements could not heat it up fast enough.. $105.00 later.. with a plumbers help.. and all is well... thank you for your help in this matter... :)
