Terminate one year lease
I just signed a one year lease at a new place in Los Angeles, CA. The neighborhood is riddled with crime, gun shots nightly, I don't like it here. When I rented the place I signed the lease with one owner, then he suddenly informed me that he had sold the building, I was not comfortable with that to begin with. My lease is still under old owner, can I terminate my lease and get all my money back?

Unless you have a clause in your lease which allows you out, no. You are bound to the lease until it expires, no matter who the owner is. You might try contacting the new owner and seeing if he will give you any options. You might be allowed to sublet, find a whole new tenant, or pay a penalty fee to terminate.

I'm not sure if you can break the lease or not but I know that you can sub it out to another person. Put in the papers the stats of the apartment, how long the lease is the amount per month and see if you can find someone to take over the lease and finnish the year. This is just one option you can do. Not to hard to do this as they won't have to pay a deposit or anything. But if you just want your money back I'm not sure on that part. Hope this could be of some help.

1. No you can not terminate your lease unless it has a clause, a new owner buying it does not effect your lease, the new owner is obligated to it.
2. and no, not all leases allow you to sublet, I do not allow that in any of my rentals, it is completely up to the contract.
3. and no the area is being bad is not grounds, since you had a full right to see the area before signing.
