    Eviction of tenant
    I currently have a tenant who is on a month to month lease. I'm remodeling my duplex so I need him to move out. I sent a letter via registered mail stating that I was terminating the lease after 30 days. He has told me that he would move out at the end of this month but he has refused to pickup or receive the 30 day notice. If he does not move out in 30 days do I have any recourse in the state of Kentucky to evict him even though he purposely never received the notice?

    Yes you do have the right to evicy him but that process could take time. It could be another 30 days but the sooner you start the better. Contact your sheriff office for the procedure and paperwork. Has he now stated that he won't leave?

    Laws in every state are different; I would advise you to search online and use different search engines and find what rights the landlord and tenent have in there State of Kentucky.Making sure you have any and all documents relating to the regitered letter.Good Luck!
