    Corrective warranty deed
    Can a "corrective warranty deed" be used to reduce the acreage, and to add additional restrictions to a warranty deed that was filed five years earlier with a county chancery deed office, without the notification or consent of the original grantee, and only signed by the original grantor? The property in guestion is located in Mississippi.

    If there was a error on the original deed, that was so bad it listed the wrong amount of acreage, and also if there were deed restrictions on the original land, but left off this deed, there are all sorts of legal issues.

    If you are merely subdividing the property and want to add restrictions, then this is another issue and there are legal rules for subdividing in each state.

    In either case you really need a real estate attorney, neither case should be done by a private party without an attorney.
