    Tenant rights
    I am currently living in Bayonne NJ. My boyfriend and I rent an apartment on the first floor of a two family house. Our landlord lives upstairs. Our landlord uses the backyard and basement which is connected to my PSEG bill. I have asked repeatedly for them to change this setup and yes they give me about $50 towards my PSEG bill I don not think this is right. I have a month to month lease. My landlord now gave me 30 days notice to vacate the apartment because I again questioned her on this. What are my legal rights in this situation?

    I'm sorry but according to NJ law the landlord of an owner-occupied two-family house is not required to renew your lease, even if it is a month-to-month lease. I suggest that you either work things out with her or immediately start looking for a new place to live.

    First you rented knowing the PSEG situation, and if you did not, they gave you the best deal they were willing to do. You have the right to move out if you don't like it. And I assume they got tired of hearing you complain and want you out.

    So you have the right to move out in 30 days or be evicted.
