    I have 3 people in my home not on a lease only me an I need help
    I have three people living in my home for free they refuse to pay or leave I helped them starting in may 2015 until present.. my lease is up October 1rst if they don't leave I lose my deposit.. Help

    Your location is important as laws vary by locality. With that said, you will most likely have to evict them legally according to your local laws.

    And also might I suggest... learn from this, in the future... don't do anyone any favors... as you see... no good deed goes unpunished.

    As was suggested..look up the eviction laws where yuo live. Or tell us where you live Country, City and State is sufficient and we can tell you how to proceed.

    Not only may you lose you deposit, but you could be liable for continued rent, Since you can not turn your apartment back with people in it.

    You need to evict them. Give them notice and if they do not leave, file in court for eviction.

    If they have been there more than a couple of months, receive mail there etc. They are most likely considered residents and have the rights of tenants. You are their landlord and they are your tenants. So you have to go through the eviction process. And you need to start it now. The process is generally like this:

    1) Give them a written notice to vacate by a deadline (the deadline depends on local laws but is usually 30 days)
    2) If they do not vacate, go to housing court and file for an eviction order.
    3) a hearing will be scheduled and, at the hearing, an eviction order will be issued
    4) if they still refuse to vacate, then you hire a sheriff to physcially remove them.
