    Tax deeds
    I purchased a vacant lot in Florida at a tax deed sale. The county provided a title search which shows no liens or encumbrances. It's value is around 6k( this is my first one). I have a buyer. I have not done a quiet title. How do I sell this? Do I need to ? It is a cash deal. What are my options? Thanks for any kind of advise.

    As long as you know there are no encumbrances, you can sign a warranty deed over to the buyer.

    OP says that the county provided a title search. But the buyer should also insist on title insurance in case the title search is faulty.

    I never sell any of my tax deed purchases by warranty deed personally. I do it on a quit claim deed, so I have no legal liability by deed.
