    Just warm water
    I have two bathrooms in my house. In one of the bathrooms just warm water coming out of the faucets which is really close to the hot water tank. All of the other faucets in the house have hot water what could be causing this.

    By "faucets" do you mean the tub/shower and the vanity? All of them or just one fixture? Back to you, Ton

    It's possible that sediment from the hot water heater has entered the hot water branch of your bathrooms and is now partally clogging the inlet ports of the cartridges. Try this. Turn off the hot water at the angle stop and unhook the hot water supply lines from the stop. Place a bucket under the stop and turn it back on and let it run. Can you get hot water from the start?     We didn't try your suggestion yet. When I told my husband what you said to try my brother over heard and said it could also be my faucets. They are both single handle and said that the ball could be going out. I'll let you know when we figure it out.

    Hi ionic

    Your brother is probably onto something...issue could be at the sink faucet or the shower valve. I'd start by shutting the cold supply pipe to the bathroom sink and then see how hot the water gets at that sink after that, right? If you get significantly hotter water then I think you have confirmed the sink faucet as the culprit and you will need to get new parts and rebuild the faucet. If the temperature of the hot water is not improved with this test then I suspect that your shower's balancing spool/cartridge assembly has gone bad and needs to be replaced.
