    I live in Kentucky and I was needing to know if a property land contract has to be recorded at the court house to be legal?

    If it isn't recorded, the seller could sell it to someone else, or encumber it, and you would have no right to buy it from the other person. You could still sue the person with whom you contracted, but there are many sorts of risks that such person would be judgment-proof.
