I took my rent money to fix this house up and my landlady told me I did not have to pay rent if I fixed it up now she just sent me a letter that I have three days the vacant the house

Did you get it in writing that you had permission to use your rent money to fix the house? Or any proof of it? If not, then you owe the rent. The letter is the first step in the eviction process. If you have any proof, let her take it to a hearing and you show the judge your proofs.

OK well I am new to this no I did not get it in writing but I have all my reciepts

Your receipts only show that you spent the money. They don't show that you had permission to do the repairs in lieu of paying rent. You can go to court but you may have to pay the back rent plus late fees to avoid eviction.

I have no lease either there are no kind of written papers can she kick me out in three days she sent the little note to me certified and it says I have 3 days tp vacant the premisses

This is called a pay or quit notice. You have to pay in full within 3 days or vacate. If you do neither, then she has to go to court for an eviction order. This will involve a hearing. At the hearing you tell the court that you did not pay the rent in order to make repairs on the house and that she had agreed to it. Show your receipts. Tell the court that you trusted her so didn't get it in writing. Tell the court you are prepared to pay the back rent if the court rules against you.

OK ty so she has to take it to court right? She can't just come in my house and start setting my stuff out right? After it goes to court I will be given so many days right

Yes, A court has to issue an eviction order and there has to be a hearing. If she tries to lock you out or remove your stuff, call the police. At the hearing, if the court rules against you and you don't pay, you will be given a few days to vacate.

Can you please help me by typing a letter to her her name is Ann Lawyer with my rights and also her daughter called me some low down names today and all her daugther is in her 50s

Dear <insert name>,

We had a verbal agreement whereby you would waive the monthly rent if I made certain repairs to <insert address>. I made those repairs as agreed and am prepared to resume paying rent. So I was surprised by your pay or quit notice of <insert date>.

I plan on fighting you on this so I will not be vacating but will bring my case before the court at the eviction hearing.
