Hot water tank losing water

Hi, When I turn the power off the hot water tank and then turn the cold water inlet tap off. The tank is empty after a few hours. There are no visible leaks anywhere near the tank. When I turn on any hot water tap in the house no water comes out. What is causing the tank to lose water? Thank you

We have 1 shower that cannot maintain hot water. I can get hot water for about 2-3 minutes and then it goes to freezing cold. My husband uses a different shower in the morning and there are no issues. There are also no issues with any faucets. We have a tankless water heater.
