It depends on how she held co-ownership with you. If you were joint tenants with right of survivorship then you don't have to do anything except provide a copy of her death certificate when you go to sell the home.
If you were tenants in common then her share of the home becomes part of her estate and goes to her heirs according to her will. You have to carefully read the deed and see if it says either joint tenants with right of survivorship (JTWROS) or tenants in common after your names. If it doesn't say anything then you were considered tenants in common. |
