I have purchased a 1950s brick ranch house that I have gutted the interior on to find it needs a new sill plate, the center beam and all floor joists replaced. It also has a dirt floor crawl space which was wet, which caused the extensive rotting. This will be fixed once opened up with the proper drainage, vapor barier and concrete slab. The house is apx 60' long including the attached garage and 24' wide, then goes out to 33' wide. I plan to cutout the floor joists about a foot from the exterior walls, Off set 4 sets of 2x6's (doubled) from the basement floor to the roof rafter center supports (apx 10' long) to carry the roof load then remove, replace the center beams which support the roof load now. My question is how should I lift the exterior framed walls to remove/replace the sill plates? Can I lift one exterior run (wall) at a time or should the whole house be raised together and what would be recommed to do this? I have replaced sections of sills before but not a complete house... You have a VERY major job ahead of you. Can you sister the joists instead of replace? I just replaced 4 ft of sill plate, sistered 3 joists and installed extra pieces across the rim joist but only 8 ft. joists for a utility room. Not east even for that small space due to load bearings. .
