    30-day notice
    My tenant sent me an email as a 30 day notice, do I need a written letter and if I've already have a new tenant, can the former tenant decide the stay long?

    If you want the notice in writing, then you should have requested it as soon as you got the e-mail.

    If the tenant wants to stay, you can't throw them out but would have to evict.
