    Renting with no lease
    I am renting a house my parents own and I have a husband and wife living here.. It's not working out and I want them gone.. Any options for them being put out..

    You have to evict them according to local laws. Just because they have no lease doesn't mean they aren't legally tenants and entitled to the rights of tenants.

    You have to give them a written notice that their tenancy is terminated and they must move out in x days. The number of days depends on the laws of the state where the property is located, the amount of time they've been living there, and how often they pay rent. Tell us where you are and we'll tell you the time.

    If they don't move out within that time then you have to file a lawsuit for eviction.

    I am in Florida and they been here just over a month

    If the tenants were supposed to pay rent weekly then you can give them a 7 day notice. If they were supposed to pay rent monthly then you have to give them a 15 day notice.

    Hand them a written notice that their tenancy is terminated and they must move out within (7 or 15) days. Make sure you keep a copy of the notice in case you have to go to court to evict them.

    The notice must be given 7 or 15 days prior to the rental period. So, for example, if they are supposed to pay monthly on the 1st, then you have to give them notice to vacate by Mar 31. If weekly, then it has to be at least 7 days prior to the when the rent is due.

    However, if they have not paid the rental, then you can give them a 3 day pay or quit notice.
