    Lease Addendum
    We are in the process of moving out and our landlords real estate agent just provided us with a lease addendum outlining things that need to be done before we move out. Now, we are going to clean the place and fill in picture holes and such but they want us to pay to have the carpets professionally cleaned (and provide a receipt). They also want us to have the driveway professionally pressure washed, and other things. This was not in our original lease, can he do this now.

    Yep... at least on the carpets... because they can and usually do take that out of your security deposit if you don't... Pay to have it done... and you get your full deposit back... don't and they decide what it costs to have it done... and it was done before you moved in...

    Doesn't have to be written into the lease.. its one of the unwritten understandings universal in nature.

    Considered part of the returning it as it was when you rented it... minus expected wear and tear... like unless you bail out early on a lease... they can't gig you for repainting it... unless you painted it yourself a dark or very brigth color that makes a routine paint job far harder and more costly to them.

    I.E. if the walls are the exact color and paint when you rented it... you are off the hook... but if you have black and bright yellow stripes or Blood red paint in other rooms... them they can and will charge you for repainting.
