    Eviction
    I paid last months rent late (rent and late fee). A few days later I received the payment saying that I owe eviction fee and this months rent. The next day I receive an eviction notice for last month that was filed the day after I paid the rent. Am I responsible for the eviction fee even though it was filed after I paid the rent with late fee? And since the eviction is listing last month only, will I be evicted for paying this months rent late?

    Your local may determine what is allowed or not.

    But in general it will depend on the terms of your lease.

    Yes they can evict you normally if you have continued to pay late.
    Or if your payment was extremely late. Since it is normally due on the 1st, how late was it, the 3rd, or the 5th, or was it at the end of the month ?

    But yes normally if they evict you for reasons, such as late payments or non payments they can ask for the cost of eviction

    The process goes like this. First you get a vacate notice. This notice gives x number of days to vacate, usually 30. If the notice is due to unpaid rent, the notice will be a pay or quit. But since you did pay and it was returned, that doesn't appear to apply.

    If you do not vacate (or repair the problem) within the time frame, then the landlord's next move is to take you to court for an eviction order. You will get a hearing. If you cannot convince the court that you should not be evicted, an eviction order will be issued and, if you still don't vacate, you will be physically removed.

    I don't know what this fee is, but if you are chronically late, they may be tired of that and want you out (hence the return of your rent).

    Many leases spell out the number of times rent can be late, and how many days late, before you are evicted. What does your lease say?
