    Water heater drips.
    I have done everything you guys have suggested . When I first put the water heater in it did not drip. It started about a year or so after.

    Do you have a PRV (Pressure Reducing Valve) on your water line coming into your house)
    Purchase a water pressure gauge at Home Depot or Lowe"s. Attach to an outside faucet. Open faucet and read the pressure of your water system.

    Has anyone suggested a thermo-expansion tank ? That one thing you could try, however if the pressure in the buiding is above 75 psi you need to also consider a PRV on the main.

    Hello Sullpuzzled,

    Please tell us where the drip from, if it is from the T&P valve, the T&P valve will Leak if either the water temperature is too high or if the water pressure to the house gets too high.

    Check the water pressure as suggested by Hkstroud Water pressure should be 40-60 PSI, the temperature setting on your water heater should not be on Max side. Also check if you have water pressure regulator installed, see the image above in post #2.

    If the water pressure and the temperature are Ok I would suggest to replace the T&P valve it fails quite often see the image below.

    If the dripping is from the bottom of the water heater then the problem is with your water heater and needs to be replaced, Good luck.
