    New landlord and lease renewal
    Hi -

    I am renting an apartment month-month in Wisconsin. Last month we received a notice that the new owner took over the properties and to fill out information paperwork (our names, address, rent etc.).

    Just last week Wednesday (July 25th) we received a letter taped to our door about new rent amount, renewing the lease by August 1st, water bill no longer being included (it wasn't like that in the old lease); dogs are no longer allowed and not being able to move out between Sept-February.

    This was 6 day notice. Is this legal to not give longer notice? I wasn't able to find new place to leave in such a short notice so I have to sign a lease now.

    Also, they just hired a company to redo the roof. They threw away all the dish installations without notice and when we call them they said we can only have TWC now. We also have loose wiring left from the dish hanging by out entrance. I don't think there is electricity going through (I hope not!) but it doesn't seem safe. The roofing company is plugging their compressors into our electrical outlets that are outside and using our electricity that we pay for. Is this okay too?

    They are normally ( don't know where you are at) but to give you a 30 day notice of any changes. So if you agree, sign and stay, if you want to move, notify them that you did not receive a 30 day notice and will pay August at your current rental agreement that they are required to honor upon purchase. Then find someone to move in that month

    Thank you for the answer. I am living in New Berlin Wisconsin. Do you know if the 30 days would apply here? I would like to make sure this is the law before I write them.

    In Wisconsin a landlord must give you a minimum of 28 days written notice of proposed changes or termination of your tenancy. Pay your regular rent on August 1st.

    Also, did you own the dish that they removed? If so then send them a letter by certified mail (and send a copy by regular mail) that you will deduct the cost of your dish from the next rental payment if they do not return your dish to you.

    In the meantime I suggest that you start looking for a new place to live. If you do not receive another written notice from the landlord and you find a new place to live, keep in mind that you must give 28 days written notice that you are terminating your tenancy. That notice must be received by your landlord at least 28 days before the end of your payment period. So if you pay rent on Sept. 1 and the payment period ends on Sept. 30, and you want to move out at the end of Sept. then you have to give them notice no later than Sept. 2.

    They must provide 28 day notice prior to being allowed to change rent.

    Thank you both for responding. I will pay my regular rent on August and I am looking for new place!

    Dish was my neighbor's but I will let him know what to do.

    Also, any wires left hanging from a satellite dish installation do not carry electricity.

    They do have the right to remove the dishes and require you to use cable they install, but they don't have the right to just throw away your property.

    As for the electricity, if there are separate meters, they should not use your electricity without permission.

    Easy if you are home, shut off the breaker to the outside outlet, so it does not work, they can't use it, have all the neighbors do the same if you want.

    I would also let them know in writing, that if DISH charges any fee, for their destroying the dish, that you are holding them liable for this, and also they are liable for the loss of any money to Dish for programing. If you have issues getting out of a contract with dish. ** you need to give them a call and get it in writing, that they release you from any agreement.
