    In AZ, can I use a beneficiary deed to avoid probate for real property?
    Can I use a beneficiary deed to avoid probate in passing on my residence to my children once I die?

    From where can I get the form and instructions?

    That's the purpose of a beneficiary deed. I would get an attorney to set this up.
