    How to Remove a Name from a beneficiary Deed
    I have a sister who My dad put on his land deed as the beneficiary. It is a Beneficiary land deed, he want to sale the land a move but My sister is saying that the land is half hers and will not sign the deed to take her name off. Can he have her name taken off by Law? This is Trumbull county Ohio Land.

    Is this "beneficiary land deed" something commonly used in Ohio? The use of the word "beneficiary" suggests that it may be some sort of a trust instrument. If it is a revocable trust, he would be able to do so. I suggest that he consult with an attorney in Ohio. Such an attorney, after reading the document, will probably be able to tell him how to proceed.

    A beneficiary allows someone to convey property outside their estate to avoid probate. However, if it was done right, your sister has no rights to the property until your father dies. Therefore her signature is not required to sell it.
