    When does a lease go into effect?
    I renewed a lease on April 23rd to go into effect on July 1st. On June 4th, I contacted the leasing co to discuss going monthly as I am relocating to a different state. They verbally agreed to let me out of the new lease early (aug 31st) with an additional 2 months rent. There is nothing in my lease agreement about this nor about terminating the lease. Since I gave them notice before the lease went into effect, do I have to pay the additional 2 months rent?

    The fact that you notified them that you wanted to break the lease doesn't mean anything. The important thing is that they agreed to let you off the hook with only paying two more months. They didn't have to agree. So yes, you have to pay the two months rent (unless they find a substitute tenant before then).

    You should get their agreement in writing.

    Once you renewed the lease it became effective despite that it was still in the future. You committed to the new lease. Unless there is an early termination clause they do not have to let you out at all.
